Edifício residencial/uso misto localizado no bairro Guaíra em Curitiba, rua Cândido Xavier. Proposta para o concurso 3º Aberto Weefor.
Localizado na esquina das ruas Mato Grosso e Amazonas, no bairro Guaíra, em Curitiba, o terceiro empreendimento Weefor busca fortalecer a relação entre edifício e cidade, contribuindo para um ambiente mais dinâmico e integrado ao entorno. A proposta responde a um cenário urbano marcado por muros e cercas, oferecendo um espaço mais aberto e convidativo para moradores e passantes. A distribuição dos volumes e usos foi pensada para equilibrar privacidade e interação, criando uma transição harmônica entre o empreendimento e a vizinhança.
O projeto é composto por uma torre residencial dividida em duas alas, conectadas por um núcleo central de circulação vertical. A ala norte, paralela à rua Mato Grosso, é posicionada na frente do lote, enquanto a ala sul, paralela à rua Amazonas, se estende ao longo dos fundos do terreno. Essa implantação “abraça” a área de lazer do empreendimento, como uma espécie de quintal coletivo para os moradores. A disposição volumétrica permite a integração dos espaços e melhora a relação do edifício com a cidade, com a segurança e a visibilidade proporcionadas pelas fachadas ativas da torre que se voltam para as ruas e a vizinhança. A área de lazer, situada entre as duas alas da torre, funciona como o coração do empreendimento. A piscina com deck elevado é o elemento central, cercada por espaços de convivência e lazer. No térreo, a distribuição dos ambientes foi pensada para otimizar conforto e privacidade: sob a ala norte, próximo à entrada do empreendimento, estão os espaços sociais, como o salão de festas e a brinquedoteca, enquanto a ala sul reúne as áreas dedicadas à saúde e bem-estar, como academia e sauna. Na extremidade do quintal coletivo, as churrasqueiras foram posicionadas de forma a garantir um uso confortável e com privacidade aos moradores, sem interferências no restante da área de lazer.
O acesso ao empreendimento ocorre pela esquina, através de um hall de pé-direito duplo com amplos planos envidraçados, criando transparência e conexão com o espaço público. Um bloco comercial, voltado para a Rua Amazonas, faz a separação entre a rua e o interior do condomínio e conta com uma praça linear conectada às lojas. O desenho desse espaço estimula o uso cotidiano tanto por moradores quanto por pedestres, promovendo um ambiente mais ativo e seguro.
A escolha dos materiais reforça a identidade do empreendimento e estabelece um vínculo com o passado industrial da região, em referência à antiga Siderúrgica Guaíra. O tijolo maciço é um dos principais elementos da composição, com protagonismo tanto no bloco comercial quanto na torre residencial. No primeiro, sua aplicação destaca a modularidade e a verticalidade das fachadas, remetendo à estética dos antigos galpões industriais que formavam a siderúrgica. Na torre, ele é utilizado em jardineiras e peitoris, pintados em tons de cinza ou branco para harmonizar com os tons neutros utilizados nas fachadas. A segmentação da edificação em quatro blocos de cores neutras e complementares contribui para uma leitura mais equilibrada da construção, em uma composição mais leve de volumes complementares, em vez de um único grande volume maciço. Além disso, brises móveis de madeira, esquadrias metálicas e guarda-corpos seguem uma linguagem unificada em todos os volumes, conferindo maior coesão e harmonia de linguagem ao conjunto.

Residential building located in the Guaíra neighborhood in Curitiba, at Mato Grosso Street. Proposal for the 3rd Open Weefor competition.
Located at the corner of Mato Grosso and Amazonas streets, in the Guaíra neighborhood in Curitiba, the third Weefor development seeks to strengthen the relationship between building and city, contributing to a more dynamic environment that is integrated into its surroundings. The proposal responds to an urban context marked by walls and fences, offering a more open and inviting space for residents and passersby. The distribution of volumes and uses was designed to balance privacy and interaction, creating a harmonious transition between the development and the neighborhood.
The project consists of a residential tower divided into two wings connected by a central vertical circulation core. The north wing, parallel to Mato Grosso Street, is positioned at the front of the lot, while the south wing, parallel to Amazonas Street, extends along the rear of the site. This layout “embraces” the development’s leisure area, forming a kind of collective backyard for residents. The volumetric arrangement enables spatial integration and enhances the building’s relationship with the city through improved safety and visibility provided by the active façades of the tower facing the streets and neighborhood. The leisure area, located between the two wings of the tower, functions as the heart of the development. The pool with an elevated deck is the central feature, surrounded by gathering and recreational spaces. On the ground floor, the layout of the spaces was planned to optimize comfort and privacy: under the north wing, near the building’s entrance, are the social areas such as the party hall and children’s playroom, while the south wing houses spaces dedicated to health and well-being, such as the gym and sauna. At the end of the collective backyard, the barbecue areas are positioned to ensure a comfortable and private experience for residents, without interfering with the rest of the leisure space.
Access to the development occurs at the corner through a double-height lobby with large glass panels, creating transparency and connection with the public space. A commercial block facing Amazonas Street serves as a buffer between the street and the interior of the condominium and includes a linear plaza connected to the stores. The design of this space encourages everyday use by both residents and pedestrians, promoting a more active and safer urban environment.
The choice of materials reinforces the identity of the development and establishes a connection with the industrial past of the area, referencing the former Guaíra Steel Mill. Solid brick is one of the main elements of the architectural composition, playing a key role in both the commercial block and the residential tower. In the commercial block, its application emphasizes the modularity and verticality of the façades, evoking the aesthetics of the old industrial warehouses that formed the steel mill complex. In the tower, it is used in planters and window sills, painted in gray or white tones to harmonize with the neutral palette of the façades. The segmentation of the building into four blocks with neutral and complementary colors contributes to a more balanced reading of the construction, resulting in a lighter composition of complementary volumes rather than a single massive structure. Additionally, movable wooden louvers, metal window frames, and guardrails follow a unified design language across all volumes, providing greater visual cohesion and harmony to the ensemble.
